TENANTS:

Most of the properties on our books are available for a minimum of six-month period, unless otherwise stated.

Each person who signs the Tenancy Agreement must provide an employer’s reference, bank details or the last three month’s bank statements, character reference and if possible a previous Landlord’s reference. For the self-employed we will accept a certified Accountant’s declaration of net income, A Copy of a Valid Passport together with Visa if applicable and a Current Utilities Invoice is also required

 

We DO NOT charge a fee for entering your details on our enquiry register. After you have viewed a property and decided to proceed, you may reserve it by payment of a holding deposit of one weeks rent. When your Tenancy is confirmed this deposit will be shown as a credit to your account. The deposit is refundable if the property is withdrawn by the Landlord prior to your move in date.

We DO NOT charge tenants any other fees while setting up the tenancy.

During the tenancy the only fees we do charge are:

Payments in the event of a default (i.e. replacement of a lost key) this is at what ever cost is incurred simply passed on to the tenant.

A change to vary a tenancy (i.e. if the tenant requests to vary assign or replace the tenancy) this is no more than £50.00

A Default payment for late rent of 3% above Bank of England base rate per day.

 

Five weeks rent is held as a security deposit by the deposit protection service, which is returnable at the end of the Tenancy, providing the property has not been damaged and there are no bills outstanding.

Rent is payable monthly in advance on the day the Tenancy Agreement commences. The first payment of rent must be paid either by Bankers Draft, Cash, or Bank Transfer.

LANDLORDS:

We provide three services to our landlords:

 

LET ONLY SERVICE: The charge for this service is 7%*

LET AND RENT COLLECTION SERVICE: The charge for this service is 8%*

FULL MANAGEMENT SERVICE: The charge for this is 10%*

 

*These rates are negotiable on selected properties
